General Contractor · Contra Costa & Solano Counties
CAL Management is a licensed general contractor that works for property managers. We walk the unit, send a numbered, itemized estimate you can approve line by line, run every trade, and close out with photos, an invoice and lien waivers for the owner file.
Services
From a punch list to a full renovation, we run the job and coordinate every trade so you have one contractor, one estimate and one invoice per property.
Clean-outs, interior paint, flooring and carpet, doors, hardware, fixtures and punch lists. Scoped room by room so you can approve or cut items before work starts.
The drywall, flooring, cabinet and finish repairs that follow a leak, documented for owners and insurance.
Carpentry, drywall, siding, fencing, windows and doors, plus the multi-trade work orders that pile up between turnovers. Specialty trades go to licensed subcontractors under our management.
Deck and post repairs, exterior paint and SB 721 balcony compliance work, with engineers and specialty crews managed under our license.
Kitchens, bathrooms and accessibility remodels for owners repositioning a property or improving a long-term rental.
How we work
Property managers answer to owners. Our process gives you numbers you can forward and records you can file.
We get back to you quickly, then meet at the property or work from your access instructions and photograph every room.
Each section is priced separately with a numbered estimate, so you can approve all of it or only part. Estimates are free; jobs that need an engineer, testing or extended investigation may carry a fee, which we quote before any work starts.
We schedule the trades, keep you posted and flag anything hidden before it becomes a change order.
Before-and-after photos, the invoice and California lien waivers, ready for the owner file.

About
CAL Management was founded by Chris, who spent more than ten years inside a construction company, starting as office manager and working up to running its day-to-day operations.
He holds degrees in accounting and business. That's why every estimate carries its own number, every section is priced on its own line, and every payment comes with the right lien waiver. Your books, and your owner's, should reconcile without a phone call.
Field work is done by experienced crews, with licensed specialty subcontractors on any trade that requires one. You deal with one contractor of record from walk-through to closeout.
